A security deposit of 3,000–5,000 THB is required upon arrival, payable to the staff (bank transfer or cash).

Reservations are non-refundable. Date changes are allowed with an additional fee. Please contact staff for more details.
For date changes, guests must notify at least 14 days in advance
The number of guests must match the reservation. Additional guests will be charged 500 THB per person per night, payable on the check-in day

If additional guests are found without prior notice to the staff, a penalty of 1,000 THB per person will be charged.

Late check-out will be charged at 1,000–1,500 THB per hour.
Early check-in is available at 1,000–1,500 THB per hour. Please contact the staff in advance for availability.
Pets are allowed at a fee of 500 THB per pet per night. Please inform the staff in advance.

After 10:00 PM, please keep noise at a reasonable level. Kindly close all doors and keep activities indoors. You may continue using indoor facilities throughout the night.
No need to clean the house before check-out; however, all kitchen equipment must be washed. If you prefer not to clean, housekeeping service is available at 1,000–1,500 THB.
Any damages to property will be charged at actual cost. Do not move major furniture.
Inflatable pool floats that are damaged or punctured will be charged based on size.
️Pets are not allowed in the swimming pool or on beds. Do not allow pets to urinate inside the house. A fine of 1,000 THB will apply.
️Strictly no smoking inside the house. A fine of 2,000 THB will be charged if violated (except for e-cigarettes).
️Illegal drugs are strictly prohibited on the premises. In case of any inspection, guests will be fully responsible for all consequences and damages.
In the event of power outages, water supply interruptions, or internet issues caused by government authorities, private sectors, or natural disasters beyond our control, the property cannot be held responsible. However, we will coordinate and resolve the issue as quickly as possible.
️Additional charges will apply for heavily soiled bedding, towels, or any mess such as vomit or urine stains on floors or furnishings.
Electric vehicle charging is available at 400 THB per car.
